- Up to 85% Combined-Loan-to-Value (CLTV)
- Short-Term, Non-Recourse Up to three (3) year terms w/NO Amortization Schedules.
- Unique Fractional Repayment Structure allows the loan to be paid off as the newly built housing units are sold off.
- Loan proceeds can be used to purchase the construction site, vertically construct the housing unit in Inventory, install the mechanical systems, finish the project, and stage and market the property for prompt resale.
- For townhomes, condominiums, and residential subdivisions (raw land development projects considered as well).
- Loan proceeds can be used to buy finished, shovel-ready lots or vacant tracts of land to be developed into home sites with the subsequent construction of spec homes, model homes, amenities, appliances, and interior finishes.
- Loan Approval Driven by Appraised Value, Pre-Sales, Feasibility, and the builder/developer’s Wholesale-to-Retail Ratio
- The loan is “fractionally” paid down PLUS interest as you sell off the newly built housing-unit inventory.
